Spotlight On Villa Park
This up-and-coming West Denver neighborhood is located between Federal and Sheridan, 6th Ave and Lakewood Gulch (roughly 12th St). It is quickly moving from a bit “run down” to a much nicer area as it has become more popular due to it’s lower home prices for an area so close to downtown and the arrival of light rail service last April. There are three stops in the neighborhood at Knox, Perry, and Sheridan. There’s a lot of gentrification happening in the area, with all the good and bad that that brings with it. Currently I think there’s a really nice mix of longer term residents with cultural and historical ties to the area and newer arrivals with fresh energy and vision. The greenways/parks/creeks in the gulches also offer bike paths that link it to downtown and many other areas and lively spots for Frisbee golf, working out and family fun. Though primarily single family small bungalow style there are also some multi-unit apartments/condos, esp. in the more western section. There is an active Neighborhood Association that holds monthly Socials and keeps people informed about other relevant community activities and opportunities, and it is a member of the Sustainable Neighborhoods Network. Easy access to Bronco Stadium, parks, Rude Rec Center, libraries, and the Westside Health Center are other nice features. If you like quaint, charming homes and central location this is a great area to check out.
