The most distinct feature of Denver’s skyline has to be its mountains, which perfectly frame Colorado’s state capital. But if a Manhattan developer and Uruguayan architect Carlos Ott (known for designing Opera de la Bastille in Paris) have their way, a supertall skyscraper may soon stand as the Mile High City’s most defining characteristic.
Last week, commercial real estate investment firm Greenwich Realty Capital unveiled its plan for a 90-story high-rise located at 650 17th Street, in the heart of downtown Denver. DubbedSix Fifty 17,the plan calls for a mixed-use property that would house a hotel, 284 luxury condos, and 22,000 square feet of commercial retail space. "The building is being constructed to be a very iconic structure right at the axis of the city," said Greenwich co-founder Michael Ursini in a statement. "The idea of the building is to further the progression of the city and create a building that is going to complement the city in a responsible way."
Topping out at 1,000 feet, Six Fifty 17 would stand 286 taller than the Republic Plaza building, Denver’s current tallest at 714 feet. Because it rises above 986 feet, it meets the Council on Tall Buildings & Urban Habitat’s criteria for what makes a "supertall" building. It would be the first such building in Denver to earn that designation and the 19th-highest supertall structure in the nation.
The announcement comes at a time when Denver construction is booming. According to Dodge Data & Alanytics, there were about $7.8 billion worth of construction projects in the Denver-Aurora metro area in 2016, up 23 percent from 2015’s then-record high. With an estimated $400 million price tag, Six Fifty 17 could go a long way toward setting a new high mark once the team breaks ground on the 25,000-square-foot lot sometime in the summer of 2018.
